Navigating Home Inspections in Mount Pleasant, SC: What Buyers & Sellers Need to Know about what is expected and not expected.

If you are getting ready to buy or sell a home here in beautiful Mount Pleasant, South Carolina, congratulations! It is such an exciting milestone. However, once you go under contract, the paperwork and inspection phase can feel a little overwhelming.

A question I get asked all the time is: “Sandi, what inspections do I actually need?”

While South Carolina state law doesn’t legally require a buyer to get a home inspection, generally, your mortgage lender almost certainly will before releasing your funds. To help you navigate the process with peace of mind, let’s break down the standard, the required, and the smart optional inspections you should know about.

What Exactly Is a Home Inspection? (Setting the Right Expectations)

To understand what a qualified inspector does, it helps to look at the official industry guidelines. As detailed in the InterNACHI Home Inspection Standards of Practice:

Basically, “A home inspection is a non-invasive, visual examination of the accessible areas of a residential property… designed to identify defects within specific systems and components… that are both observed and deemed material by the inspector.”

When reading your final report, keep these two golden rules from the InterNACHI Standards of Practice in mind:

  1. It’s a snapshot in time: The home inspection is strictly based on observations made on the exact date of the inspection. It is not a prediction of future conditions.
  2. It isn’t a magic wand: The inspection will not reveal every single hidden issue that exists or ever could exist. It only highlights the material defects observed on that specific day.

Knowing these expectations is vital! A home inspector cannot detect every tiny nuance, but they are fantastic at uncovering major safety and system issues.

1. The “Practically Required” Core Inspections

  • The Standard Home Inspection: A licensed South Carolina inspector evaluates the home’s major elements. This covers mechanics, appliances, water flow, drainage, the roof, windows, electrical panels, and HVAC systems.
  • The CL-100 Report: Commonly called the “termite letter” or Wood Infestation Report. This is unique to our humid climate and is universally mandated by lenders. It checks for active termites, past pest activity, wood-destroying fungi (wood rot), and high crawl space moisture.
  • New Construction Check: Buying a brand-new build? Yes, you still need an inspection! Builders do great work, however, things can be missed. Having an independent inspector check the home just before closing is always a smart move. And take your Realtor (ME!) to the walk throughs and inspections. I might see something that you may not in all your excitement of buying a new home.

2. Smart Optional Add-Ons (Highly Recommended for Mount Pleasant, SC)

Depending on where your dream home is located, you might want to bring in specialists for these:

  • Crawl Space & Mold/Moisture Evaluations: Our coastal humidity is no joke. A specialized check can prevent massive mold remediation costs later.
  • Sewer Scope Inspections: A tiny camera travels down the main line. This is a must-have for our gorgeous historic Lowcountry homes with mature tree roots!
  • Septic & Well Water Testing: Essential if you are buying a rural lot or an older coastal property not connected to city lines.

Who Foots the Bill?

In South Carolina, the financial responsibility for optional inspections falls entirely on the buyer. Because these reports protect your wallet and give you ultimate peace of mind, you will pay for them out-of-pocket at the time of service (usually ranging from $150 to $500 per specialty test). 

The only common twist is the CL-100 report. While the buyer usually pays for the inspection itself, SC real estate contracts are frequently negotiated ( let me put my knowledge and expert negotiation skills to work for you) so that the seller covers the cost of any necessary pest treatments or structural wood repairs found.

The Clock is Ticking: The SC Due Diligence Deadline

With this in mind. Here is my biggest warning for buyers: do not wait to book your inspectors!

Under a standard South Carolina real estate contract, you have a strict, mutually agreed-upon Due Diligence period—often (negotiated) just 10 to 14 days from the moment the contract is signed. Your inspection window, your repair requests, or any termination notices must be submitted to the seller before this clock runs out. If you miss the cutoff by even one minute, you legally accept the home completely “as-is,” and your earnest money deposit could be at risk if you walk away.

Remember, just because an issue is found doesn’t mean the seller has to fix it. But don’t worry—that is exactly what I am here for! We can negotiate for repairs or ask for a credit at closing to cover the costs.
